What is the difference between you and a local estate agent?
Apart from the potentially massive saving on fees, the answer to this question is not very much. As the internet now provides us with the tools to be able to shop online, do our banking online, book holidays etc, so too has it provided a platform for estate agents to market properties to a much wider audience.
The internet has become so valuable to house hunters that it is estimated that over 90% of homes will be bought or let from an advert placed online.
The importance of a high street location has become almost extinct. We have harnased the power of the internet and now advertise our properties across the top property websites that generate around 80 million visits each month.
- Firstly, you would create an account on the website to let us know who you are.
- You can then write a brief description of the property and even upload your own photographs.
- You then select an advertising package you prefer based on how much you wish to spen.
- Once payment has been made, we will contact you to arrange our home visit
- We will also arrange for your FREE For-Sale board to be delivered and the EPC to be arranged (if you require one)
- We take professional wide-angle photos, create a floorplan and write a complete description and put it all together into a brochure for prospective buyers.
- Once the details are approved by you, we then advertise the property on our network of portal partners
- Buyer sees your advert online and contacts us
- We pre-qualify the buyer to help prevent unwanted sales calls and time wasters
- We contact you by either phone, email and text message to arrange a viewing
- You show off the property to the prospective buyer
- We then contact the buyer to gather feedback to pass on to you.
- If the buyers wish to place an offer to purchase the property, we will register the offer and negotiate it on your behalf.
What is the difference between the Bronze, Silver and Gold packages?
We offer the same service in all of our packages, the only difference is the price.
Should you wish to spend less overall, you would be required to pay a little more upfront. This is our Bronze package which is a complete fee of just £395 + vat and is payable in advance.
If you would prefer to pay less in advance and a little more on completeion, then our Gold package would be more suitable. The price is £95 + vat in advance of marketing and just £900 + vat on completion of the sale.
The completeion fee is usually paid by your solicitor through the proceeds of the sale. In comparision to our high street counterparts, these fees could save you thousands. Why not see how much you could save on estate agent fees.
What happens after I have instructed you?
Once you ave chosen your preferred advertising package, your account manager will contact you to discuss the next step forward and to arrange a home visit which is usually within 2 working days.
All appointments are within a 30 minute time window so you won’t be left waiting. Our agent will in fact call you when they are setting off to ensure that you are well prepared before they arrive.
What does the agent do at the home visit?
The agent will be instructed to take professional wide-angle photographs (no limit), measure all the room dimensions so that we can create a floor plan as welll as making a note of all the unique selling aspects of the property so that we are able to create a full brochure of the property which can be used to send to prospective purchasers.
The agent will also want to take a copy of your ID for money laundering purposes so we would ask that you have your passport / dirvers license as well as a utility bill dated within the last 3 months to hand.
When will my property be advertised?
Your property brochure will be created with 24 hours of the appointment and sent across for your approval. Once we have received your confirmation that the brochure acurately describes your property, we will begin to market it on all of our partner websites.
This is usually within 48 hours of the appointment.
Where will my property be advertised?
As well as being advertised on Surf4aProperty.com, your property will also be advertised on our carefully selected network of partner websites such as: Rightmove, PrimeLocation, FindaProperty, Zoopla, Globrix and more.
These are the top UK websites achieving over 80 million visitors per month. Some of our competitors may try to convince you into thinking you need to be advertised on every obscure website in the UK - this is simply not the case.
What happens if I am already advertising with a local estate agent?
We are registered estate agents ourselves, so it depends on the contract you have signed. If it is a sole agency, you will have to change this to either a joint or multiple agreement, or give notice according to the terms in the contract, to switch to us.
If you wish to advertise with us and another agency, you just add an additional £200 + vat to our fees.
How long does the marketing of the property last for?
The marketing lasts for 6 months from the day the brochure has been agreed and signed off by the vendor.
Should you wish to extend this period, you can add an additional 6 months for just £99 + vat. You can also pause, start and stop your advert in the first 6 months.
This is handy if you are going away on holiday for a period of time and you wish to suspend marketing until you return.
What happens when a buyer wants to offer on my property?
Your account manager will register the offer with the buyer and check the buyers situation such as whether they are sold or on the market with another estate agent.
They will also verify the buyers financial position and conduct an ID check on them before they place the offer with you. You will receive written confirmation of each offer via email in addition to verbal confirmation.
What are your office opening hours?
Unlike our competitors, we are open 24/7/365.
We also have an appointment booking telephone line that is open 24 hours a day so that you do not miss a viewing request. Our sales team are available to discuss your account Monday - Friday from 8.00am - 6.00pm.
How long have you been trading as a company?
Our parent company PropMedia Ltd trading as Surf4aProperty.com, has been offering estate and letting agency services since August 2008.
We also own and run the most successfull online letting agents website, LetingaProperty.com, which receives over 100,000 visitors per month.
What professional bodies are you members of?
We are regulated by the Office of Fair Trading and are proud members of the Ombudsman for Estate and Letting Agents.

Where do you advertise my property?
As well as being advertised on Surf4aProperty.com, your property will also be advertised on our carefully selected network of partner websites such as:
Rightmove, PrimeLocation, FindaProperty, Zoopla, GumTree (3 times per day), Globrix, PropertyFinder, UpMyStreet, MousePrice, Houseladder and more.
These are the top UK websites achieving over 80 million visitors per month. Some of our competitors may try to convince you into thinking you need to be advertised on every obscure website in the UK - this is simply not the case.
Our tenant find packages start from only £9 + VAT. This includes the upload of photos, property descriptions, EPC graphs, Google location maps and unique property selling points.
Can my telephone number / email address appear in the advert?
We do not publish private contact details in any of our adverts on any of our partner websites. The tenants will contact us directly and we will then contact you to arrange a viewing.
I want to advertise more than one property?
We work with a number of portfolio landlords and are able to offer very competitive prices and tailored marketing solutions. Please contact our landlord team on 0330 660 1021 with your specific requirements.
How long is my property visible for?
This depends on the tenant find package you have selected. You have a choice of 1 or 2 months online. At least 90% of our properties are let within the first 3 weeks.
How long does it take for my properties to be seen?
It only takes up to 24 - 48 hours for all of our partner portals to refresh their databases to include your property.
What other benefits do you offer me as a Private landlord?
You will also benefit from the use of our online property management software where you can manage your tenants contact details, set reminder dates such as insurance renewal dates, compare gas and electric prices, get a quote for landlord insurance, credit reference your tenants, order an EPC, order a gas safety certificate, create tenancy agreements and inventories and order To Let boards.
All enquiries made by either telephone call or email will be routed through to our main head office. Our friendly property advisors will then pre-qualify the details of the prospective tenant and contact you to arrange a viewing of the property by either telephone, text or email.
Who carries out the viewings on my property?
Viewings will be arranged directly between the landlord and the tenant. For landlords unable to conduct the viewing themselves, we offer a tenant viewing service at an additional cost. Please contact us for a quote.
What happens once I have found a tenant?
From your private landlord account, you are able to instruct us to carry out a full credit reference on the prospective tenant at NO extra cost to you.Included in your package is a free credit check. Should you require a more comprehensive service, we can arrange for the cost to be paid by the tenant.
We will then contact the tenant on your behalf and carry out a 6 year credit check, an employer check and a previous landlord check. During this process, you would be advised to change the status of your advertising to hide your property. The property details will be stored in your account so it will be easy to re-advertise when the property becomes available again.
I have let my property, how do I stop my advert?
From your private landlord account, you are able to either hide or delete your advert. If you choose to hide your advert, the details of the property will be stored in your landlord account so that when it becomes available again, it is easy to re-publish. If you delete the details, the property data will be removed from your account permanently.
How do I readvertise my property when it becomes available again?
As long as you have not deleted the details of the property within your landlord account, you will be able to publish the property brochure at any point in the future. In your landlord account, you will see a link next to each of your properties entitiled "Readvertise". When you click this link, you will be taken to a page where you would select the marketing pack and then make payment. The property would then be published online and with our partner websites within 24 hours.
Do you offer a property management service?
Yes we do. We employ over 300 field agents to conduct viewings, check in's, inspections and check outs - please see details of our property management service
As a Private landlord, if the tenancy agreement is an assured shorthold tenancy agreement, then you would be governed by the Tenancy Deposit Scheme. This means that you will be required to lodge the deposit with one of three schemes, the TDS, DPS or MyDeposits. Surf4aProperty.com does not hold tenant deposits however, as an additional service, we are able to handle lodging the deposit on your behalf. Please contact us for a quote.
How do I receive my rent from the tenant?
Most Letting Agents and landlords would set up a standing order with the tenant to be paid on a certain day. We would recommend that you do the same. A standing order form is available to download for free.
Who ensures that the tenant's first rental payment is made?
That is for the landlord to arrange with the tenant. We would recommend that you request the funds to be cleared in your account before you hand over the keys.
What happens at the end of the tenancy agreement?
Most tenancy agreements will allow the landlord to start remarketing the property two months prior to the end of the term. We would advise that you speak to your tenant
What payment facilities do you offer?
We accept secure payment via debit / credit card through WorldPay. Note: We regret that unless payment has been received in full we will be unable to include your property details within the tenant Find Service.
Are there any more fees to be paid?
No. There are no hidden costs.

Can you provide tenancy agreements?
Should you ever need a new tenancy agreement simply download a tenancy agreement for only £9.95 + vat.
If I need help completing my tenancy agreement who should I ask?
As an added service, we are able to assist you in completing the tenancy agreements. Please contact us for a quote.
How does a landlord receive an invoice?
landlords will receive a selection of auto reply emails. These confirmation emails are to be treated as invoices.
Who informs all relevant utility companies and the Council of the new tenant?
It is up to the landlord to ensure that all utility services are placed in the name of the current tenant.

Surf4aProperty.com does not charge prospective tenants to use our property search engine.
Do I pay Surf4aProperty.com any tenant fees?
If the private landlord instructs us to carry out the references then we make an administration charge of £90 payable by the tenant. This is non-refundable.
Surf4aProperty.com does not hold any tenants deposits. Tenants are advised to seek clarification from with the Landlord or the Letting Agent.
