Selling a Property - Questions about Conveyancing
How can I get a quote for selling a property conveyancing fees?
Please follow this link to get a conveyancing quote online. Once we have received your information, we will be able to then provide you with a quote for selling a property. The quote will be a fixed price.
How do I instruct you to act for my sale conveyancing?
When you decide to instruct us to act on your behalf, we will require a payment of just £3 to fulfil our money laundering criteria. This may be paid on credit card. Once the payment has been received, our team of file openers will be in contact to talk you through the next steps.
What happens once I instruct you on the sale of my property?
A member of our file opening team will be in contact and will email you with a request for information you will be required to complete online. There is no longer a requirement to post out reams of paper to complete which is both cost inefficient and unhelpful to the environment. 95% of the transaction will be carried out online or over the phone and by email with your dedicated property solicitor.
What is an Exchange Ready file?
This is a completely unique service run by our property solicitors. It has been designed to speed up the process from once a property has a 'sale agreed' to exchange of contracts. This process is typically 8 - 10 weeks however, with our new Exchange Ready service, our properties are fully prepared from the time they are placed on the market for sale. This means that once a sale has been agreed, we have already carried out 3 - 4 weeks of conveyancing work for you, for free!
When would I pay the conveyancing fee?
You would only pay £3 at the start of the marketing of the property so that we may carry out money laundering checks. You would then pay £250 only once we have agreed a sale. You do not pay for any of the pre-sales preparation work carried out on the file. The balance of fees would be payable on completion.
What happens to the conveyancing fee if my house sale falls through?
In the unlikely event that your house sale falls through, the £250 paid on account is completely transferable to the next sale.
